Leechwald Villas — Graz (A)
The goal of this project is to merge the experience of residing in a private home, akin to "country living," with the benefits of apartment living, while also enhancing affordability.
„The affordable Villa“
The development is located on the eastern outskirts of Graz, at the interface of a single-family housing estate with a natural part of the landscape, on a foothill of the „Leechwald“ recreational area.
Taking advantage of the natural terrain, three houses are staggered in height, each creating an exciting and private outdoor space.
This consists of assigned gardens and spacious terraces, to which the living spaces extend via large openings. This creates flowing spatial connections between the landscape, the garden and the living spaces.
The houses are each divided into 2 or 3 units and each house unit has its own special character through the respective floor plan and the connection to the outdoor space. The house units have between 60 and 140m² of floor space and meet a wide range of usage requirements. Starting with single flats with an open floor plan concept, through the two-room flat with an open kitchen-living room, to the classic single-room concept are possible. The development of the individual house units is similar to that of a single-family house. Each unit has its own entrance. You can reach each house on foot directly from the street. On the other hand, also via a staircase from the underground garage. From the garage, all flats are accessible barrier-free by a lift.
Construction
In the choice of construction and materials, we wanted to approximate the atmospheric quality of the houses to that of a „country villa“. On the one hand, this is a reference to the location and, on the other hand, to support the quality of living. For this reason, a large part of the buildings is planned as wooden structures as well as exterior components such as façades, terraces, and privacy screens on the terraces made of wood.
